While the zoning of Tres Santos allows for a large number of homes, our plans do not. Tres Santos will follow a careful and deliberate plan for growth over many years, allowing for measured absorption over time. Our first phase of development at Town Farm includes 5 condominiums, 4 cottages, a coffee shop, a farm, a bike shop, and a farm-to-table restaurant. The first phase at the Beach will include 4 homes and a hotel with 32 rooms.
None of the buildings will be taller than two stories, and some will be single-story in Town Farm. The average size of our homes is 1,500 square feet. We supported rezoning in Todos Santos to protect the town from overdevelopment and beach high-rises like those found in other Mexican coastal cities. Our vision is to create an open, inclusive community.
It’s important to note that our overall plan reflects what will likely be a 25- to 50-year development plan. We are not intending to be evasive with respect to long-term development plans. Rather, our long-term development plans are intentionally “flexible” as one cannot today dictate the market demand in 10 years, let alone 20 or 30 years.
We have progressive guiding principles for the development of the project, which include: new urbanism, walkability, attainability, and an open community, rather than gated, as many other developments in coastal Mexican cities are designed.
